Vacancy is expensive for everyone. We make every effort to keep vacancies to a minimum. Our aggressive marketing plan allows your property to be presented to the largest possible market in the shortest possible time. We will be available to personally show your property to qualified renters to ensure that the property is rented quickly.
Tenant qualifying is one of the most important functions of a property manager. Applicants are required to complete a detailed rental application, meet minimum income requirements, rental background, credit requirements and provide references.
To minimize vacancy loss and turnover, we focus on both marketing and customer service. It is important to have a strategic marketing plan but equally, if not more important, to provide excellent customer service to the existing tenant. This reduces turnover and the costs associated with a move out, which include re-marketing.
Prepare Lease documents in accordance with Florida Landlord Tenant Law. Enforce lease terms and manage the lease renewal process in accordance with state requirements.
When we are awarded the management contract we always conduct a market / rent analysis to ensure you are renting your property for the maximum rent. Appropriately pricing your rental based on current market conditions will ensure minimal vacancy loss.
Diligent rent collection is critical to our success. All rent is due on the 1st of each month and is considered late if received after the 3rd of the month. Late fees are assessed and notices are sent on the 4th and removal proceedings are initiated if the tenant does not make immediate arrangements for rent payment.
Accurate and timely reporting is a priority. We will provide you with your financial report and distribution will be sent by the 15th of the CURRENT month.
We have the local resources and contacts available to ensure that your property is maintained by quality contractors.
Walk through with the tenant on the day they vacate to ensure the property is being left in the same condition as when they leased (with the exception of normal wear and tear). Take photos/video and document the walk through with a checklist and all tenant signatures.
We will insure all steps are taken in accordance with the law to properly allocate the security deposit funds within the time frame required by the law. Florida laws are very specific with regard to withholding Security Deposit Funds and the process for refunding all or part of the deposits. If the proper steps (within the required timeline) are not taken by a professional Property Manager this can be very costly for an owner.
We will coordinate all work that needs to be completed in between tenants.
We will perform periodic interior and exterior inspections of your property to ensure that it is being taken care of properly. If there are any concerns they will be addressed immediately.
